Coastal Regulation Zone Notification

The CRZ Notification aims to protect and conserve the coastal environment, including ecologically sensitive areas, mangroves, coral reefs, and marine life.

The CRZ Notification was first issued in 1991 by the Ministry of Environment and Forests (MoEF).

There are four CRZ categories: CRZ-I (Ecologically Sensitive Areas), CRZ-II (Urban Areas), CRZ-III (Rural Areas), and CRZ-IV (Special Economic Zones).

All activities that could potentially damage the coastal environment are prohibited in CRZ-I areas, including construction of new buildings, mining, and discharge of industrial effluents.

The maximum permissible FSI in CRZ-II areas is 1.0, which means that the total floor area of a building cannot exceed the area of the plot on which it is built.

A setback distance of 50 meters is required for construction in CRZ-III areas, which means that no construction is allowed within 50 meters of the High Tide Line (HTL).

There are only four CRZ categories: CRZ-I, CRZ-II, CRZ-III, and CRZ-IV. CRZ-V is not a valid category.

The maximum permissible FSI in CRZ-IV areas is 2.0, which means that the total floor area of a building can be twice the area of the plot on which it is built.

Construction of new buildings is allowed in CRZ-II areas, subject to certain conditions and restrictions.

A setback distance of 100 meters is required for construction in CRZ-IV areas, which means that no construction is allowed within 100 meters of the HTL.

Traditional fishing activities are not prohibited in CRZ-I areas, as they are considered to be a sustainable and low-impact activity.

The maximum permissible FSI in CRZ-III areas is 1.5, which means that the total floor area of a building can be 1.5 times the area of the plot on which it is built.

CRZ-I, CRZ-II, and CRZ-III are all valid CRZ categories.
